A Positive outlook indicates that the rating could be raised. For a buyer paying in stages over several years, a developer's financial footing matters as much as its brochure.

03 — Bengaluru

Shriram Properties in Bengaluru

Bengaluru is Shriram's home city and headquarters, and the company has a long presence on and around Sarjapur Road. Its communities there include Shriram Chirping Woods off Sarjapur Road at Harlur, Shriram Chirping Grove, Shriram Smrithi on the Sarjapur-Attibele road and Shriram Chirping Ridge at Sarjapura, and it has built across north, east and south Bengaluru as well.

For buyers who want to see Shriram's work before the Bannerghatta Road launch, the Sarjapur Road communities are a practical place to start a visit: the landscaping, common areas and upkeep of a lived-in Shriram community say more than any render. Shriram Bannerghatta takes the company's villament format to the south of the city, off Bannerghatta Road beside T John College, just south of the NICE Road.

04 — Joint development

Joint Developments at Shriram Properties

Shriram Bannerghatta is developed by Shriram under a joint development agreement with the landowner, a model the company knows well: 26 of its 52 completed projects, about 12.9 million sq ft, were joint developments.

In a joint development, the landowner contributes the land and the developer designs, builds and sells the homes; the two share the outcome under their agreement, often as a split of the homes or of the sales. For Shriram Bannerghatta, the land is private, non-forest land held under a joint development agreement between Shriram Properties and the landowner.

What this means for a buyer is a short list of extra questions, worth asking at launch:

  • Whose share is your home in? Ask whether the home you choose falls in Shriram's share or the landowner's, and who signs your sale agreement.
  • Is the arrangement in the registration? Once the project is registered with K-RERA, check how the land arrangement and the promoter are described there.
  • Has your lawyer seen the title? Ask for the title documents and the joint development agreement for your lawyer's review before you commit.

None of these is a warning sign on its own; they are the standard checks for any joint development, and Shriram's record with the model gives them a clear baseline.

05 — Format

Villaments and Low-Rise Homes at Shriram

Villa-scale living in a low-rise block is a format Shriram has built before. Shriram's earlier villament community, The Retreat at Shriram Chirping Woods off Sarjapur-Haralur Road, is sold out.

Shriram's plans for the year to March 2027 also include a villa community and a rowhouse community in Yelahanka, north Bengaluru. Shriram Bannerghatta sits alongside them as the company's villament project for South Bengaluru.

Treat The Retreat as a precedent for the format, not as a guide to this project's numbers: its sizes and prices belong to that community. Shriram Bannerghatta's own tentative figures are on the floor plans and price pages.

Shriram Properties as a Listed Company

For a buyer, a listed developer is an open book. Shriram Properties Limited reports its results, its launches and its land additions to the NSE and BSE, so its progress is on public record every quarter. In April-June 2026 Shriram booked sales of ₹484 Cr, its highest first quarter.

That openness is useful well beyond the Shriram Properties share price. It lets you:

  • follow the company's financial footing through the years your home is being built;
  • see whether a project's launch target has moved from one quarter to the next;
  • compare what the company tells the market with what its sales team tells you.

Shriram Bannerghatta is planned as 140 villaments in four low-rise blocks on 4.95 acres, beside T John College off Bannerghatta Road. Shriram is targeting a launch in October-December 2026. The launch was first planned for the year to March 2026, so treat the date as a target rather than a promise.

As at 24 September 2026, the building plan has been submitted and its sanction is awaited, and the environmental clearance is pending.
