Three shared spaces are drawn into the plan, and they set the tone for daily life in this gated community off Bannerghatta Road: water, green space and a place to gather.
"In the plan" marks the three spaces already drawn into the community's layout. "Planned theme" marks a tentative pre-launch amenity group, with the named facilities and the clubhouse programme to follow at launch.
The plan keeps the buildings to about 36% of the land, puts parking in the basement, and plans a sewage treatment plant with dual plumbing, rainwater harvesting with 25 recharge pits, solar panels and DG power backup behind the scenes; the Shriram Bannerghatta master plan sets out that detail.

02 — The spine
The Landscaped Central Spine at Shriram Bannerghatta
The landscaped central spine is the shared ground Shriram Bannerghatta is planned around: a green corridor running through the community, with the swimming pool set within it. It is the amenity most residents will use every day, with no building to walk into.
A spine works differently from the scattered lawns that fill the gaps between buildings in many housing layouts. It gives the community a single, continuous green route - somewhere to walk in the morning, let children run within the gate and meet neighbours in the evening - and it ties the four blocks into one place rather than four separate buildings.
Scale matters here. Because the blocks are low-rise, the buildings beside the spine stay at a domestic height, so the landscape reads as a garden rather than a courtyard at the foot of towers. For a buyer moving up from an apartment, that is much of the appeal of a villament: villa-like surroundings without the upkeep of a private plot.
What the plan does not yet show is the planting scheme itself. When the launch material arrives, look for the landscape plan: how much of the open ground is planted rather than paved, where shade and seating fall, how the spine is lit after dark, and how it connects to the community lawns and kids' spaces planned under the Soul theme.
03 — Pool
Shriram Bannerghatta Swimming Pool
A swim at Shriram Bannerghatta sits inside the same green setting residents walk through every day, because the pool is part of the landscaped central spine. It appears twice in the community's design: as one of the three spaces drawn into the plan, and as part of the Body theme alongside the fitness centre.
With 140 homes sharing it, the pool serves a smaller circle of households than a pool in a large apartment township, which tends to mean calmer weekends and fewer crowded hours. That is one of the quieter advantages of a low-density community, and one worth weighing against the longer amenity lists that bigger projects can spread across hundreds of homes.
The pool's size, depth and surroundings have not been published yet. At launch, ask for its dimensions and depth, how children's swimming is catered for, the poolside seating and shade, changing facilities, and how pool hours and safety will be managed once residents move in.
04 — Clubhouse
Shriram Bannerghatta Clubhouse
The G+2 clubhouse gives Shriram Bannerghatta a ground floor and two upper floors of shared indoor space. What goes on each floor will be set out in the clubhouse programme at launch; the Mind and Body themes, with their indoor recreation, social areas and fitness centre, give an early sense of the kind of spaces planned.
A villament clubhouse plays a different role from the amenity block of a high-rise. In a community of 140 homes it works less like a busy facility and more like a shared living room, where members are fewer and faces become familiar. For families who want community without crowding, that is a real part of the appeal.
There is a flip side worth planning for. A smaller community shares the running costs of its clubhouse and pool among fewer homes, so ask early how maintenance will be charged, from when, and whether clubhouse membership appears as a separate line on the cost sheet. 05 — Mind
Mind - Community and Indoor Recreation
Mind is the theme for gathering and unwinding: landscaped spaces, community zones, indoor recreation and social areas are planned under it. Together they give Shriram Bannerghatta the shared rooms and corners that turn a gated community into a neighbourhood.
Community zones and social areas are where residents' life actually happens - a festival evening, a residents' meeting, a weekend get-together that does not need anyone's living room. Indoor recreation matters just as much in Bengaluru's monsoon months, when a covered place to play, read or meet keeps the community active through the rain.
The named facilities under Mind will be confirmed in the launch list. When they are, check which of them sit indoors and which outdoors, and whether any will need booking or a separate charge.
06 — Body
Body - Fitness, Sports and Wellness
Body brings fitness close to home: a fitness centre, the swimming pool, sports facilities, jogging and wellness spaces are planned under this theme. For residents it means a morning workout or an evening run without joining the Bannerghatta Road traffic to reach a gym.
The sports facilities are planned in general terms, and the specific facilities will be named at launch. Jogging spaces are planned as part of the theme, for residents who run before work or walk after it. Wellness spaces round out the group for residents who want a quieter form of exercise.
When the list arrives, look at how the Body amenities suit your household's routine: the fitness centre's size and equipment, the sports on offer, and whether the jogging spaces make a continuous loop you would use daily.
07 — Soul
Soul - Green Spaces, Children and Quiet Corners
Soul is the theme for slowing down: green landscapes, leisure zones, kids' spaces, relaxation areas and community lawns are planned across the community. It is the theme families with young children will read most closely.
Kids' spaces within the gate let children play close to home, inside a community where the neighbours are few enough to know. Community lawns give room for a birthday picnic or a quiet evening outdoors, and relaxation areas offer the kind of calm corner that a busy corridor like Bannerghatta Road cannot. At launch, check where the kids' spaces sit relative to the homes and the pool, which age groups they are designed for, and how the lawns and leisure zones are shaded for Bengaluru's afternoons.
08 — At launch
What the Amenity List Will Confirm at Launch
The launch will turn Shriram Bannerghatta's three themes into a named amenity list, and that list deserves a line-by-line read before you book. Shriram is targeting a launch in October-December 2026. Shriram Bannerghatta is not yet registered with K-RERA, and no registration number has been issued as at 24 September 2026. The registration will fix the unit count, the plans, the specifications and the completion date Shriram commits to.
When the launch material arrives, ask for:
- The full amenity list under Mind, Body and Soul, with every facility named.
- The clubhouse programme, floor by floor.
- The pool's dimensions, depth and the facilities around it.
- Which amenities will be finished by handover, and the timeline for any that follow.
- Clubhouse membership and maintenance charges, shown on the cost sheet.
- How the amenities will be run, and when they pass to the residents' association.
- Confirmation that the amenities in the launch material match those in the RERA registration and the agreement for sale.

What amenities are planned?
The plan includes a swimming pool, a G+2 clubhouse and a landscaped central spine running through the community. The wider amenities are tentatively planned under three themes: Mind (landscaped and community spaces, indoor recreation), Body (a fitness centre, sports, jogging and wellness spaces) and Soul (green landscapes, leisure zones, kids' spaces and community lawns). How many homes are planned, and how much of the land stays open?
The plan has 140 homes on 4.95 acres, about 28 homes per acre, in four blocks of 50, 30, 20 and 40 homes. The buildings cover about 36% of the land, leaving about 64% for landscaping, open areas, services and access. There are 182 car parks: one for every home, plus 25 for the clubhouse and 17 for visitors.
Villament or apartment - which is better?
Neither is better for everyone. A villament trades a high-rise's density and longer amenity list for larger homes, fewer neighbours and a quieter community, while lifts, shared services and a maintenance charge still apply. If you want villa-like space and privacy with a city address, a villament fits well; if a longer amenity list or a smaller ticket size matters more, a larger apartment community may suit you better.
What is a villament?
A villament brings a villa's scale and privacy into a low-rise building: large homes, often laid out across two levels, inside a gated community that shares its security, landscaping and clubhouse. At Shriram Bannerghatta the four blocks stay within 15 m in height and the community holds about 28 homes per acre, so it feels closer to a villa enclave than to a tower.
How do I get the price list and floor plans when they are released?
Join the pre-launch list through the enquiry form on the contact page, with your name, phone number, email and a short message. You will receive the launch date, the price list, the floor plans and the RERA details as soon as they are issued, and the brochure when Shriram releases it.
